Grading Basics: Slope, Swales, and the Myth of the Flat Lot
Two plain-English terms first. Grading is the shape of the land, how high or low each part of the site sits. Slope is the angle that shape creates, which decides which way water runs.
The core rule is simple. Water should always move away from buildings, walkways, and parking, toward a place built to receive it. We call that positive slope. A surface with positive drainage sends water somewhere on purpose.
A "flat" lot is rarely truly flat, and it should not be. Good design builds in a gentle, often invisible pitch so water keeps moving. When a lot reads as dead flat to the eye, water sits, and that is the problem, not the solution.
A swale is one of the most useful tools here. A swale is a shallow, planted channel, basically a gentle ditch with grass or plants in it, that collects surface water and carries it slowly to a drain or a low area where it can soak in. Swales handle a lot of volume, look like landscaping, and cost far less than tearing up pavement. The catch is that they only work if they are graded correctly and kept planted and clear.
Surface and Subsurface Drainage Solutions
Fixes fall into two families. Surface solutions move water across the top of the site. Subsurface solutions move it underground. Most commercial properties need a combination.

Catch basins. A catch basin is a boxed drain set into a low point, with a grate on top, that collects surface water and feeds it into an underground pipe. These are the workhorses of parking lot and turf drainage.
French drains. A French drain is a gravel-filled trench with a perforated pipe that collects water from the soil and carries it away. It is the right answer for chronically soggy turf, saturated beds, and water sitting against a foundation.
Channel (trench) drains. A channel drain is a long, narrow grate-topped trough set flush into pavement. We place these across walkways, garage entries, and lot entrances where a line of water needs to be caught all at once.
Permeable surfaces. Permeable pavers and surfaces let water pass through into a gravel bed below instead of running off. Regrading. Sometimes the real fix is reshaping the ground so it drains the way it should have from the start. Regrading is more involved, but it solves the cause instead of managing the symptom.
